自住房(Toorak)

客户K是通过小红书找到我们的，委托我们在Stonnington和Boroondara范围内买一套满足自己品味和生活要求的别墅。 

在此期间，由于房源稀缺，我们遍历所有的off market房源的机会，但均因不符合我们的标准或要价过高而放弃。 

后来，我们在Malvern找到了一套颇有设计感的别墅，风格出众，庭院别致，且步行可达著名私校。这是一套EOI的房源，我们的出价触发了私人拍卖会。当拍卖会上的激烈竞争超出了我们评估的价格上限时，我们选择了放弃。 

随后，我们继续进行搜索房源，终于在Toorak找到了一套位置优越、更具风格的别墅。 我们在完成详尽的尽职调查和价格评估后，通过谈判方式买下这套房，买入价472.8万。 

K告诉我们，感谢Jenny在第一次Auction时劝阻了她的超出合理范围的更高出价，让她有机会以更好的价格在Toorak购入这套更有风格的别墅。
