客户K是通过小红书找到我们的,委托我们在Stonnington和Boroondara范围内买一套满足自己品味和生活要求的别墅。
在此期间,由于房源稀缺,我们遍历所有的off market房源的机会,但均因不符合我们的标准或要价过高而放弃。
后来,我们在Malvern找到了一套颇有设计感的别墅,风格出众,庭院别致,且步行可达著名私校。这是一套EOI的房源,我们的出价触发了私人拍卖会。当拍卖会上的激烈竞争超出了我们评估的价格上限时,我们选择了放弃。
随后,我们继续进行搜索房源,终于在Toorak找到了一套位置优越、更具风格的别墅。 我们在完成详尽的尽职调查和价格评估后,通过谈判方式买下这套房,买入价472.8万。
