A Buyers Agent and a Selling Agent have fundamentally different roles. A Selling Agent acts for the seller, with the goal of selling the property for the highest possible price. A Buyers Agent acts solely for the buyer, ensuring the buyer secures the right property at the right price.
The Selling Agent is selling property. They recommend whatever listings they hold.

9. Is there a limit to the number of properties included in the service? Does it cover off-market properties?
Answer:
No limit. We search and screen as many properties as needed, including pre-market and off-market opportunities.
10. Can I use JL’s services if I am not in Melbourne?
Answer:
Yes. We work with both local and international clients. Our full-service package allows you to purchase a Melbourne property from anywhere.
11. Can you recommend a mortgage broker?
Answer:

Yes, but non-residents and non-citizens must pay higher taxes and FIRB application fees. We advise you to consider carefully. If you decide to proceed, FIRB approval must be obtained before signing.
14. How does JL charge for services?
Answer:
We charge a fixed fee based on property price range and service type, not a commission percentage. Our fees are transparent and all-inclusive with no hidden costs.
15. What if I find a property on my own after signing with JL?
Answer:
That’s only the first step. We will still:
Conduct due diligence to confirm it is a quality property.
Assess whether it is the best option within your budget.
Advise whether to proceed, negotiate, or walk away.
Manage the contract, inspection, and settlement process.
